結果咪就係又遲人一步囉...
正當我地睇屋睇到洩晒氣0既時候... 有D 野就係咁... 你越無希望就越容易搵到你要0既野!
Labor Day Weekend (9月第一個星期),我地又出動!
睇左幾間,見到有一間(house #7)同Sam爸之前鐘意0既style 好似,不過就幾爛下,要裝修~ 佢就有顧慮...
Sam媽繼續係see beyond the picture,只要個價錢傾得掂,自己裝修過呢間0既話,就一定可以住得好舒服。
同agent 傾,佢都話覺得個價錢可以傾之餘,仲約略同我地run 左D 數字,大概要幾多錢可以整到我地覺得需要整0既野。而且佢仲話如果我地整得好,呢間屋個地咁大,再賣0既時候應該可以賣得到我地之前鐘意0個間0既價。
於是,我地落左個幾低0既bid。
一日後,Agent同我地講,呢間屋有另一個bid,高我地少少,不過個買家無pre-approval 資料,話我地應該match 佢地個bid就ok,因為我地有齊所有野,賣家會寧願賣俾我地。
同意! 去馬~
一個星期都唔到,我地就傾掂左個價錢,可以驗屋啦!
呢度買屋過程係咁0既... 你睇好左間屋,傾好價錢,就要驗屋,驗屋過程中如果有D 咩問題,你覺得太差接受唔到,可以back out又或者要求屋主整返好或者要求佢地將個cost 計落個賣屋價錢度減返出黎。驗完ok啦,就可以由賣家0既律師出正式買賣合約俾買家律師,買家就要去律師度睇下份約有無問題同簽約,之後就送返份約俾賣家簽。
買家簽約0既時候會俾大"定",D 錢會入落賣家律師戶口先,唔會到賣家手上。响呢段時候,買家就要搞貸款0既野。最後,Closing 0既時候,就係交鑰匙0既時候啦!
9/11,Sam爸唔得閒,Sam媽拎假,自己同Agent一齊驗屋!!
總括黎講,驗屋出黎0既結果都同我地所知0既差唔多,驗屋師都話50幾年屋,呢間算ok。
但係Sam媽越睇就越擔心好似好多野搞咁...
- 所有地氈要鏟起換木地板
- 電線要拉過 (呢個之前唔知,要add cost $$$ )
- 某D 門好舊,要換
- 成間屋要油過
- 某幾間房D 牆板要換
- 其中一間房個天花要整過
- 某幾隻窗要換過
仲有好多'lam lam some some' 野要執~
不過呢一刻要focus 落搞掂貸款先,因為我地已經簽左約,落左大"定"啦!
雖然未正式屬於我地,都俾你地睇下我地間屋個外殻啦!
間屋有一個車房連私人車道,4間臥室(會改成3房),一個洗衣房,一個den(會做書房/遊戲室),Living Room/Dinning Room,2個廁所(得一個有bathtub),無basement無attic,不過有fireplace!
而家無咩可以做,就真係得個等字~
Congrats on finding the one! The list doesn't seem so scary. They are quite standard items to fix when you buy a house. And you can buy yr house in time for the rebate! Good for you!!

電線如果驗屋話要換就最好換好啲.
回覆刪除好似我自己間屋咁, 六十幾年樓齡, 一直無換過. 突然無左電, 之後拉過先知成間屋唔夠電.......
最後拉過成一萬三, 仲要係明線(之係唔係入牆)..........

回覆刪除裝修都唔係好複雜啫, 其實可以嘅話, 電線水喉呢d, 換下好架, 話晒用左咁多年, 你又會再用, 整好d, 住得安樂d嘛.
